Here we have rounded up our most frequently asked questions from landlords…

I already have some tenants, can you still work with me?

Yes we can still work with you! But first we would first need to understand more about your current tenants, what tenancy contract they are on, how long have they been in your property, what they are currently paying, where they work etc. We can then take it from there and put forward a proposal.

Does my property need to be furnished?

Not at all, we are flexible and can take on fully furnished, part furnished and completely unfurnished properties. However if you have previously rented for a while and the furniture is looking tired or dated, we would ask for you to remove it. This is because we offer high quality accommodation so we always like to give the furniture an upgrade so that we keep to our high standards.

My property is very tired, can you still help?

Yes we can certainly help. In fact, we like properties where we can help add value and improve the standards of living. We offer a light refurbishment and offer decoration, new furnishings and fittings however for larger upgrades such as flooring, new kitchen and bathroom suites – this is something we can fully manage and fit out but we would require partnering with yourself.

What are your fees?

We don’t charge any fees such as tenant finder fees or management fees. 

What type of properties do you work with?

We work with many different types of properties but typically we work with properties that have a minimum of 2 bedrooms and that have well proportioned rooms and a nice size communal space. Optional extras can include a garden and parking spaces.

We like to take on properties that are close to amenities & facilities and a town centre.

How quickly can you take on my property?

Once we have viewed your property, we can check if it hits our criteria and we can then make an offer within 2 working days.

Who pays for ongoing repairs?

As the landlord, you will be responsible for major repairs and maintenance such as anything appliance related, structural, heating and boiler related repairs. Here at Titian Homes we will cover any minor maintenance and repairs and we can manage the routine safety gas and electrical checks at your cost.

Will my property become tired or damaged and how much wear and tear can I expect?

Not at all as we regularly inspect your property, once a tenant moves out we will give each room a refresh, we include a fortnightly cleaning team who will keep your property in pristine condition and we meticulously reference each tenant we bring into your property to ensure we have a happy home!

When do I receive rental payments?

We set up a simple monthly payment direct to your bank account and the transfer will be made on the same day each and every month for the length of our contract.

I have a portfolio of properties, can you take on multiple properties at once?

Yes we can, we always recommend to landlords that we take on one property at a time in a staggered approach to ensure we can give each property our undivided attention during the handover and transition period especially if your property needs some light refurbishment.

Will I have to manage tenants?

No you won’t need to do anything relating to tenants as we take care of them. We manage all the phone calls, texts, emails, reference checks, viewings and all the contract legal work.
